CFI then conduct an annual review of your requirements and invite financiers to “tender” proposals for your business. Clients of this size generally do not incur any brokerage to ensure CFI can secure the very best deal for the client. 100% Funding and Equity Partnerships For experienced developers with quality projects, CFI specialises in sourcing “total development cost” (TDC) funding from top tier banks and financiers which may involve the one financier charging higher rates for mezzanine finance and / or taking an equity position in the project. We Look at Total Finance Cost The Financier with the Best Interest Rate is Often the Most Costly Overall CFI will submit your application to only 2 - 3 Financiers who are most appropriate for your project and will provide the best combination of interest rates, fees, pre-sale requirements, conditions and consequently the lowest overall cost. This makes our service more than time/cost efficient. Hence where developers come to CFI on a deal by deal basis we will place their business with the most appropriate financier. These lenders have varying interest rates, fee structures and requirements, which CFI will negotiate on your behalf. Our Fees Our Professional Service and Administration fees are assessed and quoted on an individual basis, depending on the size of the facility, source of funds and the speed with which you require the funds. Ø Our Brokerage Fee ranges from Zero to 1% + GST Ø Commitment Fee of $1000 + GST *NB: Brokerage and Commitment Fees may not apply for our regular clients, larger facilities or when financed with certain Financiers. Our Services Mean CFI Does the Hard Work for You Project Briefing and Documentation At no cost to you, we will meet with you to gain an understanding of the project and the funds required. If we feel we can arrange funding for your project: Ø Ø The Commitment Fee is then payable(*) Ø Borrower Documentation Requirements will be provided to you Once we have received your documentation we will: Ø Assess and compile the information in a user-friendly fashion Ø Write an Executive Summary of the proposal Ø Write a Strengths Analysis Ø Foresee and address Financier objections in our proposal Ø Research which Financiers are appropriate for your project Ø Submit your application to 2- 3 Financiers only Expression of Interest Letter or Term Schedule Once the application is assessed by the Financiers, one or more will provide us with an Expression of Interest Letter or Term Schedule that we will pass on to you. This will indicate each Financier’s fee structure and requirements for payment. An indicative Letter of Offer is not something that CFI will necessarily accept in its first draft from Financiers. It is at this point that CFI will negotiate with Financiers on your behalf to achieve better rates, fees, conditions and overall requirements. We then work with you to address any Financier requirements or conditions, or to provide further documentation to facilitate an Indicative Letter of Offer and Formal Funding Approval. Professional Reports A ‘Gross Realisation Valuation’ and Quantity Surveyor’s Report are commissioned and completed. We liaise and work with you throughout this entire process, culminating in settlement of the loan funds. Settlement of the Loan Facility No brokerage is due to CFI until settlement of the facility, unless there is to be a delay of 3 months or more between finance approval and settlement. In this instance, CFI will require payment of 25% of agreed brokerage at the time of finance approval. *NB: Brokerage may not apply for our regular clients, larger facilities or when financed with certain Financiers.
